Green Roofs and Living Walls as Their Own Service Page

Green roofs and living walls open the door to commercial clients. What build-up height, area load, access and annual care visits belong on the service page.

Sooner or later a landscaping business outgrows the private garden. Sector revenue in Germany reached 11.11 billion euros (BGL) in 2025, of which 56.87 percent (BGL) came from private gardens. The remainder, some 4.79 billion euros (BGL), came from public authorities, housing developers, industry and other clients. Building greening is one of the few trades that lets a firm plan that step: roofs and facades are awarded by property managers, commercial owners and municipalities, not by the family with the terraced-house garden. On most landscaping websites the subject does not appear at all. This article sets out what belongs on a dedicated service page for green roofs and living walls so that a commercial client keeps reading: build-up height and area load, extensive versus intensive, root protection and drainage, access for material and care — and the annual maintenance visit that turns a build contract into a standing agreement.

Why building greening is commercial work

The difference to the private garden starts with the client. A terrace is sold to people who want to sit on it in the evening; a green roof is sold to a property manager, a facilities lead or a building authority. That side does not decide on taste but on documents: build-up height, load assumptions, evidence, deadlines. Public clients alone accounted for 21.23 percent (BGL) of sector revenue in 2025. A firm that wants to grow into this segment needs a website that answers in the language those decision-makers use.

The second difference is the building itself. In a private garden the ground is the substrate; on a roof there is a waterproofing layer between the planting and the living room below, and another trade often carries the warranty for it. Every question about build-up height, area load or root protection is therefore also a question about responsibility: who inspects the existing structure, who certifies the load capacity, who is liable if water enters the building. A service page that names these responsibilities openly removes the decision-maker's biggest worry and sets the firm apart from those who only show pictures.

The third difference is the timeline. A private garden is built, handed over and belongs to the customer afterwards. A green roof only starts at handover: establishment, checking the outlets, reseeding, removing unwanted growth. Two customer paths, two pages

Front gardens and unsealing speak to the private customer: one area, one decision, one appointment. Roofs and facades speak to the commercial decision-maker: one property, one committee, one tender process. Mixing both on a single page costs attention with both audiences. The market in figures: roof and facade

Building greening is no longer a niche subject, but it is not a matter of course either. In 2024 around 9 million square metres (BuGG) of roof area were newly greened in Germany, after 10.19 million square metres (BuGG) in a strong previous year. The existing stock is now estimated at roughly 200 million square metres (BuGG). What matters for a firm, however, is the ratio: of the flat roof area newly created in 2024, 12.8 percent (BuGG) was greened, down from 16.8 percent (BuGG) in 2023. Around 87 percent (BuGG) of new flat roofs therefore stayed bare.

On facades the figures are smaller and the gap to what is possible is wider. In 2024 roughly 137,100 square metres (BuGG) of greened facade area were added, after 130,400 square metres (BuGG) the year before. Of that, some 109,600 square metres (BuGG) were ground-based systems with climbing supports — the variant a landscaping business can carry out without specialising in facade technology.

The pressure comes from two directions. The number of hot days of at least 30 degrees in Germany has roughly tripled (Deutscher Wetterdienst) since the 1950s, and in densely built inner cities the night-time minimum temperature is up to 10 degrees (Umweltbundesamt) above that at the city edge. At the same time heavy rainfall strains the sewer networks. Greened roofs store precipitation, delay run-off and cool through evaporation. For a commercial client these are not environmental arguments but operating costs, planning conditions and complaints from tenants.

Green roofs in new build

The build-up is planned in, the structure is designed for it, the waterproofing is new. Here the item in the bill of quantities decides, and the firm often acts as a subcontractor to the roofer or the main contractor. Access to the surface is already organised during the construction period.

Green roofs on existing buildings

This is where the real business sits, and the risk with it. Age and condition of the waterproofing, the available load reserve and the position of the outlets should be settled before the quote. Without a structural assessment of the existing roof no reliable statement is possible.

Ground-based facade greening

Climbing plants root in the soil and grow upwards on cables, grids or trellises. The effort lies in the anchoring, the wall clearance and the pruning. With around 109,600 square metres (BuGG) in 2024 this is the most common variant on the market.

Wall-bound facade greening

Plants grow in troughs or modules directly on the wall, with substrate, irrigation and nutrient supply. The visual effect is strong and so is the technical effort: without permanent irrigation and regular checks this build-up does not hold up.

Extensive or intensive: the decision before the quote

The first question any planner asks is which type of greening is meant. The FLL green roof guideline in its 2018 edition (FLL) distinguishes three types of greening — extensive, simple intensive and intensive — and draws the line not by a centimetre figure but by vegetation, use, water and nutrient supply and care requirement; in practice intensive build-ups run to 30 to 100 centimetres (BuGG) of build-up depth. For a business this is not theory: structure, irrigation, access and the later maintenance contract all follow from that classification. A service page that separates the two types cleanly saves a quarter of an hour in the first conversation.

Leaving nothing but the words green roof on the website forces the planner to call before knowing whether the firm can serve the project at all. Two paragraphs with figures settle that in advance and filter out the enquiries that do not fit. Build-up height, area load and what the roof carries

Area load is the figure on which projects stand or fall. It is calculated for the fully saturated state (BuGG), because a substrate weighs considerably more after prolonged rain than in a dry summer. Extensive build-ups typically come to 80 to 170 kilograms per square metre (BuGG); intensive build-ups with perennials and specimen shrubs start at around 300 kilograms per square metre (BuGG) and go well beyond that. On top of that come imposed loads for snow and for people during construction and care; these are calculated separately, snow load to DIN EN 1991-1-3, imposed loads for people and traffic to DIN EN 1991-1-1.

These figures do not belong in a downloadable data sheet but in the running text of the service page. A property manager comparing three firms decides within a few minutes whom to approach. The following list describes what should be on the page for that.

  • Name the type of greening: extensive, simple intensive or intensive, each with substrate depth in millimetres.
  • State the area load in the fully saturated state in kilograms per square metre, not merely as an open lower bound.
  • Give the permissible roof pitch and say from which gradient shear retention becomes necessary.
  • Make clear that for an existing roof the load capacity is certified before the quote is issued.
  • Describe the interface to the waterproofing: who inspects, who renews, who carries the warranty.
  • State which documents the firm needs in order to produce a reliable quote.

These details sound technical, yet they are the opposite of jargon: they show the decision-maker that the firm knows and names its own risk. Which further evidence commercial and public clients expect is covered in the article on certificates and insurance.

Root protection, drainage and evidence

The build-up of a green roof has several layers in a fixed order: root-resistant waterproofing, protection layer, drainage layer, filter fleece, substrate and vegetation (FLL). Each layer has a job, and none can be omitted without consequences. The root barrier has to have passed the FLL test for resistance to root and rhizome penetration; the test runs as a two-year or four-year (BuGG) long-term trial with firethorn, blue potato bush and couch grass, species with particularly aggressive roots.

At the edges the root protection is taken 5 to 10 centimetres (BuGG) above the substrate surface depending on roof pitch, secured against root growth behind it and protected from mechanical damage and UV radiation. Drainage matters just as much: outlets and emergency overflows stay accessible, inspection chambers are not buried, and the run-off coefficient of the build-up feeds into the sizing of the roof drainage. Bundle your evidence before the tender

Put together a folder that goes out with every commercial enquiry: public liability insurance with the sum insured, proof of root resistance for the membrane used, system data sheets with build-up height and area load, plus two references with property type and area. The website only states that these documents are available on request — they are sent out deliberately. That saves time and looks more orderly during the suitability check than a pile of documents handed in afterwards.

Access for material and care

Between a good quote and a loss-making job there is often the question of access. Substrate arrives in big bags or loose, plants on pallets, drainage elements in stacks — and all of it has to go up. Whether a crane can be set up, whether the building lift may be used, whether a silo vehicle can reach the building decides both daily output and calculation. The later care access counts just as much: a roof without a secured maintenance walkway can only be tended with anchor points and personal protective equipment, which makes every single visit more expensive.

  • Delivery. Standing area for crane or lifting platform, load capacity of the access road, restricted hours during operation.
  • Vertical transport. Crane, construction hoist, building lift with a load limit, or manual transport up the stairwell.
  • Fall protection. Existing anchor points, parapet height, railings, distance from the working area to the roof edge.
  • Storage area. Room for substrate and plants on the roof without exceeding the permissible load at any single point.
  • Care access. A permanent maintenance walkway, a water connection on the roof, a key arrangement with the management.
  • Time windows. Work above occupied units, noise restrictions, coordination with tenants and users.

These points belong in the enquiry form rather than in the first site meeting. They are the reason why two visually identical roofs are calculated very differently. What belongs on the service page

The page follows the order in which a commercial client thinks. At the top comes what the firm does and for which property types: housing estate, commercial hall, office building, day nursery, underground car park deck. Below that the technical classification with extensive and intensive, then build-up and evidence, then access and construction sequence, then care. Only after that come images and references — not because they are unimportant, but because the decision-maker wants to know first whether this firm is the right one at all. The enquiry sits at the very bottom, and it asks not about a wish but about a property.

An enquiry form for building greening therefore looks different from one for a private garden. It asks for the figures the firm needs for a preliminary calculation, and it leaves fields open that the customer usually does not know. The following extract shows the fields in simplified form.

Three fields deserve particular attention: the age of the waterproofing, because it decides whether a refurbishment has to come before the greening; the certificate of load reserve, because it separates a quote from an estimate; and access, because it governs the construction period. A commercial client does not compare gardens but properties. Building greening therefore needs a gallery category of its own that can be filtered separately. Each project card carries property type, area in square metres, type of greening, build-up height, year of completion and a note on whether a care contract is running. Client names stay out until they are released — area and property type are entirely sufficient for classification.

The images differ too. Shots from ground level reveal very little of a green roof; what is needed are shots from above: from the neighbouring building, from the stairwell window, from a lifting platform or from the air, provided permission is in place. Add two or three detail shots of the edge detail, the inspection chamber and the substrate profile, which tell a specialist more than any wide view. Timing counts as well: a green roof looks thin in its first year and closed in its third. A before-and-after spanning two growing seasons is therefore more telling than a photograph taken on handover day. Funding programmes: check rather than promise

Many towns and cities support green roofs and facades through grants or low-interest loans. The trade association runs an annual survey of cities and an overview of the funding status of every German city with more than 50,000 inhabitants (BuGG), supplemented by state and federal programmes. For a business this is a strong argument in conversation — and a delicate one on the website.

Eligibility depends on the individual case: on the municipality, on the current state of the programme, on applying before construction starts, on minimum areas and build-up heights. What belongs on the service page is therefore a note about checking, not a commitment: that programmes exist, that the firm checks the current position for the specific property, and that the application as a rule has to be filed before the contract is awarded. Wording that holds out funding to the customer is questionable under competition law and creates expectations the firm does not control.

The annual maintenance visit as a standing contract

Care begins after handover, and it comes in three stages: establishment care up to an acceptable condition, development care up to a closed vegetation cover, then permanent upkeep. For extensive roofs one to two visits a year are as a rule enough; intensive greenings need considerably more, depending on the design four to eight care visits (BuGG), and lawn areas even two to twelve (BuGG).

A care visit is more than pulling weeds. It covers inspecting and cleaning the outlets and emergency overflows, checking the gravel and paving strips at edges and abutments, removing unwanted growth — above all woody plants that endanger the waterproofing — fertilising as required, and a short report with photographs. That report makes the difference: for the management it is evidence towards owners and insurers, and for the firm it is the reason the contract continues the following year.

The build quote already contains an item for establishment and development care plus an optional annual package. Raising care only after handover means negotiating against a budget that has been spent.

Care sells the build

A commercial client prefers to award a build contract to the firm that will also look after the property in the years ahead. The care item in the quote is therefore not an upsell but an argument for the build. On the service page it belongs near the top and not in a footnote.

Common mistakes on a building greening page

The following points come up regularly when landscaping websites are reviewed. None of them is a serious blunder, yet each one on its own costs enquiries from the commercial segment.

  • Half a sentence under services. The words „green roofs too" in a list carry neither a dedicated enquiry nor a separate entry point from search.
  • Mood shots only. A green roof seen from above, with no figures on area, type and build-up, answers not a single question a planner has.
  • No numbers. Without build-up height and area load it remains open whether the firm handles intensive build-ups at all or only lays light sedum mats.
  • Private and commercial mixed. Between terrace photographs a property manager loses the thread; the two audiences need separate paths through the site.
  • Funding as a commitment. Holding out grants instead of offering to check them takes an avoidable legal risk.
  • Care left unmentioned. Without the annual visit the offer reads like a one-off structure, and the follow-up contract goes to another firm.
